Bulgaria – Santa Marina Development on the Bourgas Bay

The Santa Marina development is located on the Bourgas Bay, which is the largest bay on the South Coast of the Black Sea and approximately 30km away from Bourgas.

The Santa Marina is located in an area of natural beauty and many of the properties have coastal views.

The property on offer on the Santa Marina development consists of 29 luxury apartment villas, each with panoramic sea views, with 12 more villas with a swimming pool in development (due for completion in May 2007). The final stage of the development will consist of a hotel complex with spa and fitness facilities.

The Glazne Building is located in Bansko, Bulgaria’s most popular skiing destination and the development is less than 10 minutes walk from the main Bansko town centre.

The Glazne is part of a high quality, three building complex containing 16 apartments that include the use of fitness facilities, Jacuzzi and spa. The one and two bedroom apartments offer excellent views over the nearby Rila and Pirin mountains and prices begin at €55,000. If garage facilities are required, these can be arranged at a €8,500 fee.

Bulgarian Property – Mountain View near Borovets

The Mountain View development in situated in the tranquil Bulgarian village of Relyovo, approximately 10 miles away from the ski resort of Borovets. The nearest town is Samokov, which has a number of restaurants and bars and is home to the first Jack Nicklaus designed golf course in Bulgaria.

The development will consist of 30 individual units (18 luxury villas and 12 luxury apartments), less than half of these are still available to purchase and most of them contain a private sauna. Prices start at €45,000 for a one bedroom studio and rise to €95,000 for a 3 bedroomed villa. Mountain View is due to be completed in Q3 2007.

The Mountain View development is less than an hour away from the main airport at Sofia, 20 minutes from the Jack Nicklaus golf course, 5 minutes from the restaurants and bars of Samokov and on the doorstep of the “Super Borovets” skiing facilities. Location is certainly an attractive factor in investing in this development.

The developers claim that 30% capital appreciation can be achieved before the development has bee completed and 13% rental yield can be achieved on an ongoing basis. If these figures are realistic, this would appear to be a fine all-round investment. Also, over a dozen Hollywood movies were filmed in location in the area, which may add spice to the development depending on your point of view!
